Kommetjie is the newest suburb for wealthy retirees looking for value and space on the Atlantic Ocean.
According to Property24.com, homes in the area start at R4.9 million. But buyers could get on the property ladder for less.
As recently as July 2026, homes in Kommetjie have sold for R3 million.
Contrast this with Camps Bay.
According to Property24, the most affordable home sold in the last 30 days was R16 million.
This could be why shrewd retirees are selling their homes further afield and settling in Kommetjie.
Prices in this luxury coastal suburb are reminiscent of Camps Bay circa 2009.
Beyond reasonable luxury homes, Kommetjie has cost-effective rates.
Rates and taxes in Camps Bay start at R2 000 for a modest 200-square-metre home.
For more space, rates skyrocket to R12 000.
Kommetjie rates start at R1 200 and typically max out at R2 500.
What to Do in Kommetjie
The suburb has the potential to become the next Camps Bay, but without the crowds.
Originally a quaint fishing town, Kommetjie has left that moniker in the dust and now has gorgeous sprawling properties within walking distance of the beach.
The suburb is lively but peaceful. There aren’t any large chain restaurants on the oceanside.
But that doesn’t mean retirees will have to say goodbye to an active lifestyle.
Long Beach offers roughly 8 kilometres of uninterrupted, powdery beaches, perfect for a morning walk or evening stroll.
On the beachfront, you have options like Espresso Coffee and Good Riddance Coffee Co.
Within a short drive, retirees can shop at Long Beach Mall, where there’s a Woolworths, Pick ‘n Pay Hypermarket, Food Lover’s Market, and an arts and crafts market on the first and last Saturday of the month.
Retail therapy doesn’t start and end at the mall.
There’s also Imhoff Farm, which offers experiential retail and restaurants.
Much like Camps Bay, Kommetjie has the most pleasant sunsets. The sky turns a gorgeous deep pink at sunset, with sunrise offering a diffuse orange and deep blue skyline.
Kommetjie’s Property Prices are Rising
If you’re thinking of picking up property in Kommetjie, now might be the last time you can do so affordably.
According to Property24, prices in the area have been steadily increasing for years.
In 2025, the average property price was R3.795 million.
So far this year, the average price among the 66 sales in the area is R5.7 million.
Retirees aren’t the only group finding value in Kommetjie. Buyers aged 36 to 49 make up 41.2% of sales.
The suburb is benefitting from ever-increasing demand for affordable coastal living within the city limits.
This demand means it could become Cape Town’s new vibrant coastal community.
