Except for one thing: affordable properties.
North Coast Properties
Along the South Coast, buyers can choose from an extensive list of properties under R1 million.
But buyers who want the lifestyle and prestige of the North Coast can get the following for under R900 000.
Land
For buyers who want to build outside the confines of an estate, options on the North Coast are limited.
Land in La Mercy is the most affordable. Further from the coast, buyers can purchase a plot for under R200 000.
Closer to the coast, buyers can purchase a quarter acre starting at R500 000.
Buyers also have options in Tongaat Beach and Zinkwazi Beach.
Security Estates
Buyers wanting safety and convenience within a security estate have far more options.
At least half a dozen estates along the North Coast offer land for below R900 000.
The most affordable option is Prince’s Grant Golf Estate in Blythedale, where land sells for R345 000. Rates and levies in the estate total R7 495.
Other options include the Nkwazi Ridge Estate in Zinkwazi Beach and Palm Lakes Estate in Ballito.
Flats
Buyers can enjoy a lock-up-and-go lifestyle for bargain pricing.
But below R900 000, they should expect less space. Typically, along the North Coast, affordable flats are below 45 square metres.
Although sale prices have increased along the North Coast, rent isn’t always keeping pace.
Investors should note that rentals for flats in this market start at R7 500 a month.
Houses
As far as homes on the North Coast go, buyers have the fewest options under R900 000.
Currently, the only homes for sale at this price point are in Waterloo, Umhlanga.
Bargain-hunting buyers can extract more value from the North Coast by watching the region’s auctions.
While the sought-after coast has retained its position as KwaZulu-Natal’s crowning jewel, economic pressures are forcing some sellers to list their homes for auction.
